So let's talk waterfront real estate. Winter is coming and as it does each year the waterfront market does a seasonal adjustment in sales. Even so the waterfront market, in October, saw a 40% increase in sales over October 2011 and a 39% increase over all waterfront sales in Anne Arundel County from the previous year. 50% of the homes sold were homes over $1,000,000. On average waterfront homes are selling for 95.94% of their asking price which is up from the previous month Inventory is down 6% from the previous month and 12 waterfront homes for sale were withdrawn from the market. This happens quite often this time of year as many sellers believe winter and the holidays is not a good time to sell. As for sale price.... low and high sale prices can and do fluctuate dramatically due to waterfront homes being unique to themselves. One large sale, which is what happened this month, or even one low sale can send the numbers askew so I will not be giving sale figures on price month over month or year over year.
