Edgewater MD Market Review- 2nd Quarter 2013

Edgewater's location just south of Annapolis gives one a whole different feel for living around or near the water. Over the last few years Edgewater has grown tremendously with new homes and lots of shopping and eateries. So how has Edgewater faired over the 2nd quarter of 2013 compared to 2012?
Edgewater saw a 13% increase in number of homes sold year over year from 91 to 104.
Edgewater saw a 9% increase in median sales price year over year from $322,000 to $355,000
Edgewater saw that list price to sales price remained the same at 96%
Edgewater saw a 25% decrease in days on market from 55 days to 41 days on average
Edgewater townhouse/condo sales reamained the same
Edgewater waterfront sales decreased 22% from 14 sales to 11 sales
And so it seems Edgewater is holding its own with improvements taking precedence in the 2nd quarter.
