I am so happy that these buyers saw the hidden beauty in this historic Upper Marlboro home. It's history is so intriguing not to mention it is entrenched in the history of Prince Georges County in Maryland.
It has been a long road for this historic home located at 14409 St Thomas Church Rd. It was listed for sale this time of year in 2010. It was a home still in need of renovation which the sellers were continuing to do as they lived there. But alas this home, though lovingly worked on by the current owners, was still in need of much more renovation, more than many buyers were able to wrap their pocketbooks around at that time.
Eventually the sellers moved to their new jobs out of state and the home sat empty. We continued lowering the price and then last year, the sellers and I, teamed up to do a short sale to get it sold. Our first buyer walked when the bank countered his offer. The 2nd buyer came along and offered an even lower price. This price, though lower, was more realistic for the amount of work needing to be done so I put together an even more comprehensive package than the first one, which by the way, was super, to send to the bank that included dozens of current photos of the deterioration that was taking place as it sat empty. A home like this can not sit empty for long without noticeable need for a new owner to step in.
It helped also that that this new buyer was a cash buyer, that I met the person doing the BPO for the bank to help him understand the home and that staying on top of the bank was key to getting that all important email saying 'we have accepted the offer on this home' from the bank.
Our last hurdle was a home inspection that required approval from the bank to de-winterize. Unfortunately the copper piping for the water had been stolen along with the heating and air unit and piping so the buyer eventually went ahead and did what he could.
Closing is this Friday on this Historic Upper Marlboro Short Sale and everyone is happy and ready to get it done. I can't wait to see what this home looks like when the new buyers are finished. It is going to be a wonderful home once again, loved and well taken care of just like in the old days but better.
I do hear that this soon to be former furry member of the sellers family still misses the great yard he played in. Maybe he can come back and visit one day. Isn't he just adorable!!
