So whats happening in the Crofton marketplace? After a large drop in sales from June to July sales remained strong in the detached home sale market for August. This is the seasonal adjustment that has been evident over the past 5 years. Closing assistance is holding strong with 9 out of 11 buyers receiving in August. Average assistance amount was $9,605. Detached Crofton homes are selling, on average, for 96.03% of asking price, up slightly from July. Months of inventory is down from 3 months in July to 2.72 months in August.
The attached or townhouse/condo market saw a rise in sales for the month once again. This too is the seasonal trend seen for the past few years. The number of homes under contract is on the rise as well with about half of the sales being short sales. Closing assistance was given in 16 of the 26 sales with the average amount being $3,756. Townhouses and condos, on average, are selling for 96.02% of their asking price. Months of inventory continues to drop.
