Annapolis is surrounded by communities offering a variety of lifestyles and when one is looking for 1+ acre, room for horses, a place to garden or just want some elbow room Davidsonville is the place people head. Located southwest of Annapolis, Davidsonville is a great commuter location for Washington DC. Homes range from $374,900 for a 1800 sq ft home on almost an acre to $1,975,000 for a 3300 sq ft home on 2.2 acres of waterfront.
So what is happening in the Davidsonville market place? It is still a roller coaster ride however, even though sales dropped from September Davidsonville still saw a 50% increase over 2011 sales. Under contracts are holding strong with 17 under contract and waiting for settlement. As in many markets around Annapolis, Davidsonville is seeing a decrease in inventory with a 7% drop over the previous month making it a total of 17% over the last two months. On average, Davidsonville homes are selling for 94.40% of their asking price with 2/3 of the sales giving closing help. .
