Crofton is one of those ideally situated communities nestled in the Annapolis, Washington and Baltimore triangle. Offering tree lined streets, golf, swimming, tennis, community events and close by shopping, Crofton is a sought after community to call home in and around Annapolis.

So whats happening in the Crofton Md Market for October 2012? Yes the winter market has hit Crofton detached homes with another month of sales being at the January 2012 levels. Inventory continues to decrease dropping another 25%. That is almost half of what was available in the spring market. What this means is if you are a seller you have less competition but you should not slack off on pricing right and showing right. Comparing to the spring days on market the Crofton Md market for October 2012 has increased by almost an extra week. The number of months inventory is down which is always a positive for a well priced, well dressed seller. Detached Crofton homes sale price to list price is lower than it is in the spring market. but interestingly enough the median sales price is higher right now than it was in the spring market.

Not so for the Crofton townhouse/condo market. Sales rose by 43% from the previous month putting the Crofton Townhouse/condo market on a roller coaster ride. Inventory remained the same and those homes under contract decreased. What is interesting is that the number of homes sold that were short sales in the Crofton Md market for October 2012 was only 20% of all sales yet the number of townhouses and condos under contract or active is over 50% each. That could have several meanings. 1) the banks are still taking their time with approvals or that buyers are shying away from short sales more and more. The following year will be interesting to follow.
