me too Margaret! and yes I made my point. LOL. I think I wrote this as much as a reminder to me as to a seller. I sometimes so want to help these people sell their home but then again I know it is a futile effort to try marketing an overpriced listing. Argh.

I agree. It is just so important to price a property correctly. Buyers are too savy in the days of the internet.

Yes, you are so right.  Buyers aren't stupid.  And, even if they were, most work with agents, and most of them know the market.

Martha, Spot on!  Buyers are looking at more than just the overpriced home, so they learn quickly what that can get for their money, and an overpriced home will stick out like a sore thumb.  With all the internet searching, buyers may eliminate the home without ever stepping in the door.
