Ther are times when Sentimental value does become apparent when one is selling their home. Years and years of memories being tucked into a box or an album or even discarded. Its rough. My CMA Does Not Have a Line Entitled "Sentimental Value"
You, as a seller may have lived in your home for many years, in your heart and mind when you look at the back yard, you see your children playing. When you look at the dining room, you see past family dinners... Maybe you even see as far back as the actual construction of your home. When you look back, the you see the precious times and hard work of making it a home.
The memories are what is precious. The home is an asset that you invested in, to have those memories in. Just like you've had numerous memories over the years in various vehicles, you've had them in your home. You had to trade those cars or trucks in on a new one when it was time and you didn't get hung up on all of the different ball games or dance recitals that you had driven to, when it was time to trade it in. That vehicle was exactly that... A VEHICLE... to get you from one place to another. When you traded it in, the car dealership was able to give you a credit of "trade-in value" for your car.
Your kids are grown, life moves on, and your home has, in essence, been another kind of vehicle to help get you and your family to this place. It's time to let go. Your home will be marketed at "market value"; just like your car was traded in at "trade-in value". There's no marketable sentimental value for either asset.
It's time to let go.. Work with your agent. They have completed a Comparative Market Analysis.. They know market value and it does not include any sentimental value. Pack up the photos and take them with you, that's one of the places where the memories are stored. The other place is in your and your loved ones' hearts.. They're not stored in the house.
It's time to open a new chapter in your life and make some new memories. Celebrate it!
